Booking Conditions
The booking form must be returned to us completed, signed and accompanied by a non-refundable deposit of £100.00 ($150.00 US dollars) per week. The person making the reservation warrants that he/she has the authority of all persons included in the holiday party to act on their behalf, and further confirms that he/she does so having read and accepted the Booking Conditions and Guide Lines.
Ten weeks prior to the holiday date, we will send you an invoice which must be paid, by the latest, six weeks prior to the holiday date. Failure to pay by this deadline may result in your holiday booking being cancelled and the loss of your deposit.
The final invoice will include a Security Deposit of £100.00 ($150.00 US dollars). This deposit will be refunded thirty days after departure less any charges for damage or extra cleaning, etc.

Cancellation By You
If you have to cancel your booking, or part of it once it has been confirmed, written notice must be sent to us by recorded delivery. Charges will be applied from the date the letter is received according to the scale shown below. These charges are applied as a percentage of the holiday cost.

Alteration To Booking
We reserve the right to cancel/amend the Booking Arrangements you have selected due to any circumstances beyond our control. Although it is unlikely, we reserve the right in these circumstances to offer alternative accommodations of a similar standard without variation to the agreed price. In this event, we will notify you in writing as soon as is reasonably possible. You will then have the right to either accept the alternative accommodations or claim a full and immediate refund of all monies paid.
Liability
We cannot and do not accept liability for any death, personal injury, accident, loss (including luggage, personal effects, motor vehicles, etc.), delay, increased expenses or any other misadventure incurred or suffered by clients, howsoever caused, as a result of any act or default of a company, firm, or person concerned with the provision of your travel arrangements, or during your stay at the home.
Change To Facilities
We cannot be held responsible for changes to the described facilities, which may occur from time to time due to circumstances beyond our control.
Force Majeure
We cannot and do not accept responsibility for any cancellation, alteration or amendment to your booking, brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural and nuclear disaster, fire, adverse weather conditions, technical problems, closure or congestion of airports, or cancellations or changes of schedules beyond our control.
Occupancy/Climate/Security/Smoking
The maximum number of occupants must not exceed eight persons (not including infants up to two years in age). No sub-letting is allowed. Entry to the house on the first day of the Let is after 3 p.m. On the last day, please vacate by 10 a.m..
If you smoke, we ask that you restrict this to the outside deck and refrain form smoking in the house.
During your stay, whenever you leave the property, you are responsible for ensuring its security by closing the windows and locking all doors.
Booking Rates 2004/2005
May 1st - December 11th from £375.00 per week ($500.00 US dollars)
December 12th - April 30th from £500.00 per week ($750.00 US dollars)
Summer Special
July - August from £299.00 per week ($450.00 US dollars)
Prices do not include 11% state and county taxes.
